BY BOOKING, GUEST ACCEPT AND AGREE TO ADHERE TO ALL HOUSE RULES

Check-In / Check-Out

• Check-in: After 4:00 PM
• Check-out: By 10:00 AM
• Late check-outs must be approved in advance and may incur a fee.

Age Restrictions & Occupancy

• The registering guest must be at least 25 years of age and will be held responsible for all parties and/or guests of this reservation.
• Maximum 10 guests.
• Only registered guests are allowed on the property overnight.

Noise & Quiet Hours

• Quiet hours are from 10:00 PM to 8:00 AM.
• No loud music or disruptive behavior, especially on the porch or patio areas.

Smoking / Vaping

• No smoking or vaping indoors.
• Smoking is permitted outside only. Please dispose of cigarette butts properly.

Pets

• Dogs allowed. Dogs must be 12+ months, well trained & house broken.
• Limit of 2 and less than 35 lbs per dog.
• $150/per dog fee (non-refundable).
• Unnotarized dogs will result in a $250 fee.

Parking

• Parking available in the driveway only.
• No parking in the garage, on the street or grass.
• Extra parking available in the town center.
• RV, boat and trailer parking are not allowed.

Beach Gear & Outdoor Use

• Rinse off sand before entering the home. Outdoor shower available.
• Please return beach chairs, umbrellas, and gear to their original location after use.

Toilet Use Policy

• To help us maintain a safe and functional plumbing system, we kindly ask that only toilet paper and human waste be flushed down the toilets.
• Flushing anything else may cause serious damage to the plumbing and render the toilets unusable. In the event of misuse, repair costs may be billed to the guest responsible.

Trash & Recycling

• Place trash in outdoor bins.
• Trash pickup is on Tuesday. Bins will be taken to the curb and returned by the HOA.

Safety & Security

• Keep doors and windows locked when not at home.
• Security cameras are placed outside only, for guest safety and property protection.

Golf Cart

• Guest must be at least 16 years old with a valid driver's license to operate the golf cart.
• All guests must sign and adhere to the Golf Cart Waiver.
• Guests are solely responsible for the golf cart during their stay.
• If damage occurs, guests will be charged for repairs and a replacement rental during repair time.
• A $150 fee applies if the golf cart key is lost, stolen, or damaged.

Damages

• Please report any damage or maintenance issues immediately.
• Guests are responsible for any damages beyond normal wear and tear.

Local Laws & HOA Rules

• Guests must comply with all HOA rules and local laws.
• Fines for violations may be passed on to the guest.
